The Speritas Compass is a free online tool that helps CRE investors assess whether their deal is financeable. The tool uses detailed property and market information to calculate debt service coverage ratios, max loan-to-value, max loan-to-cost and other key parameters. We've incorporated current cap rates, interest rates and credit spreads.

GREENWICH, Conn. - s4story -- Speritas Capital Partners today announced the launch of the Speritas Compass, a free financing feasibility tool for commercial real estate investors. The tool models four buyer scenarios - rental, fix and flip, ground-up construction and owner-occupied - and covers most asset classes. The Compass uses current market data rather than relying on static data or investor's guesses. The Speritas Compass is live now on the Speritas Capital site and is in beta. Try the tool now.
"Many CRE investors don't have a clear idea of how lenders actually underwrite commercial real estate," says Speritas Capital's CEO, Jeffrey Bardos. "There's often a gap between what investors need for a full capital stack and what the property will support. The Compass walks investors through the key data points and lets them reassess their deal in real time, so they can see how changing a parameter affects whether the deal can be financed.

The Speritas Compass replicates actual lender underwriting logic, factoring in current market spreads, cap rates, SBA rules, and construction takeout requirements, to give borrowers a true feasibility assessment in under two minutes.
"Interest rates have stayed higher for longer than a lot of investors expected, and lenders are underwriting to these current rates," Bardos added. "Cap rates are also moving. A calculator running on data from a year or two ago won't catch that.
"This isn't built for the casual investor or someone with only a few deal details. It's for the informed investor who has detailed property information and can interpret the tool's results. Speritas Capital is ready to help beyond the tool if a deal needs to be restructured to make financing more likely. The Compass is just the first step."
What's next? "We'll keep refining The Speritas Compass through the beta period, and we're designing a companion ABL tool to help businesses assess how much liquidity they can generate from their balance sheet," Bardos noted.
