"In one recent case, I supported a new investor who had purchased multiple lots at auction, excited to build, but zoning limitations made her original plan unworkable," says Shema, founder of Empyrean. "After her first buyer pulled out, I helped her evaluate what kind of end user the property would actually be best suited for. We looked at the zoning, surrounding ownership, and what kind of builder would be best positioned to take it on, someone set up to build the exact type of housing the zoning was designed for. In situations like this, any buyer will not do. It takes someone with a clear vision, the capital to build on multiple lots at once, and a plan already in motion.
