Project transforms a two decades-long vision into an inclusive residential community for adults with disabilities
SAN JOSE, Calif. - s4story -- SWENSON, a leading Northern California real estate development, architecture, and construction firm, today announced completion of the Big Wave Center, a 50,000-square-foot residential community in Princeton Harbor, Half Moon Bay, designed to provide housing, education, and community connections for adults with intellectual and developmental disabilities (IDD). Serving as general contractor, SWENSON supported the project through more than two years of preconstruction and recently finished the 18-month construction effort, completing one of the region's most complex community-serving developments.
Big Wave represents the culmination of more than 25 years of planning, fundraising, and community advocacy. SWENSON was selected for its experience delivering complex projects and worked alongside the Big Wave team to support budgeting, constructability reviews, permitting coordination, and financing efforts.

The completed two-story residence includes apartments for 40 adults with IDD, shared gathering spaces, an outdoor courtyard, and dedicated areas that connect residents to continuing education, workforce development, and recreation through programs offered across the broader Big Wave campus. The project also complements the adjacent Big Wave Farm and future employment opportunities designed to help adults with IDD build skills, independence and lasting community connections.
Throughout planning and construction, SWENSON worked to preserve the project's vision while balancing constructability, cost, accessibility and long-term performance.The project required careful coordination of underground infrastructure, utility improvements, environmental permitting, biological protection measures, and wetlands restoration. Every phase required close coordination among the owner, design team, consultants, public agencies, and construction partners to deliver a community designed to serve residents well into the future.
"I've been fortunate to work on a lot of projects, but every once in a while you're part of something that stays with you," said Jeff Huff, Vice President of SWENSON's Santa Cruz office. "Big Wave was one of those projects. From the beginning, our team understood we were building something much bigger than a residential community. We were helping create a place where people can live independently, build friendships and be part of a community.
