MESA, Ariz., Sept. 15, 2025 ~ Mesa, Arizona- Vestar, the renowned developer and operator behind popular retail destinations such as Tempe Marketplace and Desert Ridge Marketplace, has announced their latest project- Legacy Park. The development will offer an unparalleled combination of amenities that will elevate the way residents live, work, shop, and dine close to home. At full build-out, Legacy Park will feature 300,000 square feet of upscale retail space including chef-driven sit-down restaurants. It will also include 2,500 contemporary multifamily residences for those looking for a luxurious living experience.
One of the highlights of Legacy Park will be a 600-room resort hotel developed by The Athens Group. The renowned developer behind timeless properties for Four Seasons, Montage and Marriott is excited to be working on this project with Vestar. Larcher believes that The Athens Group's expertise will ensure that the resort at Legacy Park offers lodging and event venues on par with top global destinations.
In addition to these amenities, Legacy Park will also feature 3.4 million square feet of mid-rise office and corporate campus space, making it an ideal location for businesses. The development will also include a 20-acre lush urban park with a large lake that will serve as a regional gathering space for recreation, events, and community connection.

Andrew Cohn, Principal of Pacific Proving, expressed his excitement about partnering with Vestar to bring Legacy Park to life. He believes that this project is not just another development but a thoughtfully designed community that will bring lasting value and lifestyle to the East Valley. Cohn has been waiting for the right timing, opportunity, and partners to make this project a reality and he believes that moment is now.
Legacy Park's location adjacent to Mesa Gateway Airport and its easy accessibility via the new State Route 24 at Williams Field Road make it an attractive destination for visitors and locals alike. The project is expected to become the largest mixed-use development in the East Valley over the next 20 years. It is projected to generate approximately $56 billion in economic output, create more than 20,000 jobs, and contribute significant tax revenues that will support City of Mesa services.
Legacy Park is expected to break ground in 2027 and a website for the project- atlegacypark.com- will be launched soon. With its visionary concept and strategic location, Legacy Park is set to become a game-changer in shaping the future of the Phoenix metropolitan area.
