What does the 2026 waterfront pool home market in 32259 and 32092 mean for homeowners whose property did not sell the first time?
ST. JOHNS COUNTY, Fla., Sept. 22, 2026 — The January-through-August 2026 comparison shows a remarkably steady market for $750,000–$1,000,000 single-family waterfront homes with private pools in ZIP codes 32259 and 32092. For homeowners whose property did not sell the first time, the evidence supports examining the individual home's pricing, presentation, positioning and competition rather than assuming buyers have disappeared.
An analysis of a Sept. 22, 2026 MLS export found 24 qualifying sales from January through August 2026, compared with 25 during the same period in 2025. Median sale price was $841,000 versus $839,000, while median market time was 49 days versus 48.
August alone looked substantially stronger. Six qualifying homes sold at a median $887,150 in August 2026, compared with three at an $800,000 median in August 2025. However, those small samples should not be interpreted as evidence of a broad market trend. The larger eight-month comparison provides stronger context.

Qualifying sellers received an average 96.9% of final list price through August 2026, compared with 97.6% during the same period in 2025. As of Sept. 22, eight qualifying properties were active and one was pending across 32259 and 32092.
"The first thing I would want to understand is why buyers selected competing properties," said Michelle Ortelli of The Ortelli Team at Coldwell Banker Vanguard Realty. "A failed first listing should be evaluated against what buyers actually purchased, not simply relisted with the same strategy and a new sign in the yard."
