Drawbridge Realty Confirms 40K sf of Direct Lease Renewals & Expansions at Uplands Corporate Center

AUSTIN, Texas - s4story -- Drawbridge Realty signed several new leases with tenants in the last quarter at Uplands I, a 167,368 sq. ft. office building within its 48-acre Upland Corporate Center campus in southwest Austin.
The recent leases include a 24% expansion by law firm Fee Smith & Sharp LLC and a renewal of its existing 10,517 sq. ft. space through 2033. Matt Frizzell of Cushman & Wakefield represented Drawbridge Realty in lease negotiations. John Scoblick and Jerry Frey of Savills represented Fee Smith & Sharp LLC.
In addition, energy consultant Electric Power Engineers (EPE) recently expanded its existing global headquarters lease (17,132 sq. ft.) by 31% adding a further 5,355 sq. ft. via a direct lease. Andy Carlson of Cushman & Wakefield represented EPE.
Earlier in the year, Wells Fargo Bank signed a renewal for 20,560 sq. ft. at Uplands I. Jake Ragusa and Luke Gholston of JLL represented Wells Fargo.

Uplands Corporate Center consists of two Class A office buildings at 5301 Southwest Parkway with views of the Texas Hill Country and Downtown Austin. Uplands I was built in 2007 and renovated in 2022. Uplands II was designed by LEVY/DYKEMA and developed by Drawbridge and was completed in 2021. The building is highly acclaimed for its sustainability and wellness features.
Over the past 12 months, Drawbridge has acquired more than $740 million of Class A assets totaling more than 1.1 million square feet, including the iconic 514,000 sq. ft. Bridgestone Tower in downtown Nashville, TN, which it also closed on in the second quarter. The firm also invested over $20 million in tenant improvements and capital projects and secured more than 650,000 sq. ft. of major leases nationwide.
