Fairhope Home Prices Hold Steady Through August 2026 as Sales Pace Slows

FAIRHOPE, Ala. - s4story -- FAIRHOPE, Ala. — What is happening in the Fairhope, Alabama housing market in 2026?

Fairhope home prices remained relatively steady through August 2026 even as homes took longer to sell and fewer transactions closed. Perchwell data for single-family residential sales shows a median closed price of $500,750 from Jan. 1 through Aug. 31, 2026, compared with $494,741 during the same period in 2025, an increase of 1.2%.

During the same period, 576 single-family homes closed in Fairhope compared with 608 in 2025, a decline of 5.3%. Median days on market increased from 43 to 48.5 days, while median price per square foot increased from approximately $217 to $221.

The figures show why Fairhope's housing market cannot be evaluated by price movement alone. Fewer transactions closed and homes took longer to sell, yet the citywide median price remained comparatively stable.

New construction also represented a significant share of the market. Of Fairhope's 576 closed sales through August 2026, 147 were newly built homes, approximately 25.5% of period sales by unit count. The remaining 429 were established resales.

Established resales recorded a $540,000 median closed price in 2026, while newly built homes recorded a $466,092 median. Because these represent different groups of properties, they should not be treated as a direct comparison between otherwise identical homes.

August 2026 recorded 74 closed sales at a $600,000 median, compared with 86 sales at a $534,000 median in August 2025. The broader January-through-August period provides a more comprehensive view than either month alone.

For Fairhope homeowners, buyers and relocation clients, citywide statistics provide context rather than an assessment of an individual property. Medians combine homes across different neighborhoods, price points, sizes, conditions and construction types. The data also does not establish why sales volume or market time changed.
