Scott Rotheiser Explains Proposed $10,000 Senior Accessible Housing Tax Credit and What It Could Mean for 55+ Homeowners
S For Story/10700226
Summerlin 55+ real estate specialist examines the proposed federal tax credit, aging-in-place choices and accessibility upgrades.
LAS VEGAS - s4story -- A proposed federal tax credit of up to $10,000 annually could affect how Americans age 60 and older evaluate the cost of modifying a home for accessibility.
Scott Rotheiser, SRES, a Summerlin 55+ real estate specialist licensed in Nevada as H Scott Rotheiser, Broker/Owner, License B.1003211, has published an analysis of the proposed Senior Accessible Housing Tax Credit Act of 2026, S.5216.
Rotheiser's full analysis was published Aug. 13, 2026, at:

As introduced, S.5216 would establish a nonrefundable federal income tax credit of up to $10,000 annually for qualifying accessibility expenses incurred by taxpayers who have reached age 60. The legislation has not passed Congress, and the credit is not currently available.

Qualifying improvements listed in the proposed bill include wheelchair ramps, widened doorways, handrails and grab bars, non-slip flooring, shower seats, chair lifts and certain kitchen or bathroom modifications.
"Before buyers or sellers start looking at homes in a 55+ community, they need to understand the full cost of the decision, including community fees, housing expenses and transaction costs," Rotheiser said. "Those numbers affect more than affordability. They affect whether the move fits the client's lifestyle and long-term comfort."
Rotheiser specializes in 55+ and active-adult real estate in Summerlin, Las Vegas, including Sun City Summerlin, Siena in Summerlin, Trilogy in Summerlin, Regency and Heritage at Stonebridge.
His client process incorporates The Rotheiser Comfort Zone Test, a four-factor framework for evaluating whether a housing payment fits a buyer's finances, lifestyle, flexibility and emotional comfort.
Scott Rotheiser, SRES, B.A. in Psychology, has completed 1,511 Nevada real estate transactions since 2011.
