Woodland Real Estate Market Report |October 2026: Beyond the Numbers, Understanding Our Local Market
S For Story/10707637
WOODLAND, Calif. - s4story -- Woodland Proper and Wild Wings October Home Sales Hold Steady as Price Reductions and Seller Concessions Shape Transactions
Michelle Edgington's October 2026 housing analysis identifies 21 sales with pre-offer price reductions and 19 with seller concessions among 39 completed residential transactions.
WOODLAND, Calif., Nov. 5, 2026 — An October residential real estate analysis prepared by Michelle Edgington, broker associate with EDGINGTON | CHOATE Real Estate Group at Nick Sadek Sotheby's International Realty, identifies substantial negotiation activity in Woodland Proper and Wild Wings despite unchanged year-over-year sales counts.
Did Woodland Proper and Wild Wings homebuyers have room to negotiate in October 2026?
Yes. Edgington's property-by-property review of MetroList MLS records found that 21 of 39 October closed sales involved at least one pre-offer asking-price reduction, while 19 included seller concessions.
The findings distinguish the number of homes sold from the negotiation terms associated with completed transactions.
October sales activity remained steady
Woodland Proper and Wild Wings recorded 39 residential closings in October 2026, matching the October 2025 total.
The average closed price was $564,130, compared with $597,213 in October 2025, a decrease of approximately 5.5% in the average price of homes sold.
Average days on market were 40 in October 2026, compared with 45 a year earlier.
These figures do not establish that every property declined in value. Differences in property size, age, condition, neighborhood and the mix of homes sold can affect monthly averages.
Price reductions and seller concessions are different
Of the 39 completed October sales, 21 involved a pre-offer asking-price reduction, while 19 involved seller concessions.
A price reduction changes the advertised asking price before the offer associated with a completed transaction.
A seller concession may involve credits toward qualifying closing costs, repairs, financing expenses or other negotiated transaction terms, depending on the contract and applicable lender requirements.
More on S For Story
Some transactions may involve both, so the two counts should not be added together.
The analysis does not establish the amount of every concession or imply that all buyers received the same financial benefit.
Neighborhood-specific comparisons matter
Woodland Proper and Wild Wings contain different residential neighborhoods, including historic properties in Woodland's original core and newer communities such as Springlake and Sycamore Ranch.
Springlake accounted for 11 October 2026 closings, with an average closed price of $706,051.
That average was higher than the overall Woodland Proper and Wild Wings average, illustrating why the composition of homes sold matters when interpreting market statistics.
Professional observation from Michelle Edgington: "Woodland's historic homes, established neighborhoods and newer construction each have their own character. A seller needs a pricing strategy informed by the homes actual buyers would compare, not simply a citywide average."
November inventory provides additional context
The MetroList Area Market Survey recorded 49 active residential listings in Woodland Proper and Wild Wings as of Nov. 5, 2026.
The survey reported a median active asking price of $569,000 and average listing market time of 76 days.
These figures describe November 5 inventory, not October 31 month-end inventory.
What the findings mean for buyers and sellers
For sellers, the analysis reinforces the importance of evaluating recent comparable sales, current competing listings, property condition and potential concessions before setting an initial asking price.
For buyers, the findings support evaluating the full transaction, including purchase price, financing, property condition, repairs and any negotiated credits.
Neither price reductions nor seller concessions guarantee that a particular buyer will receive a discount or that an individual seller must change a listing price.
The October findings illustrate that sales activity can remain steady while negotiation continues to influence completed transactions.
